On The Market: $65 Million for Belvedere Property

The waterfront Marin County property located at 135 Belvedere Avenue in the desirable area of Belvedere is on the market for an eye-popping $65 million. The price tag includes the 1.2 acre lot with views of the Golden Gate Bridge and the San Francisco skyline along with an existing 1950s home, which would be demolished to make way for the construction of a new, custom home that would span over 10,000 square feet. The land itself is unique in that it is comprised of three parcels that have been combined and the proposed home is some serious real estate eye candy! 

Once owned by Tim Koogle, former Yahoo CEO, the property is offered for sale by Lowell Strauss, owner of  Marin luxury home designer, Amalfi West, who purchased the property from Koogle in 2015 for $5.25 million. Koogle paid almost $6.5 million for the home in 2008.

Strauss's company has designed a 10,374 square foot home that would include a guest house, private beach and boat dock. The interior would feature natural stone, wood finishes and floor-to-ceiling windows offering views of the bay designed to be “a shelter integrated in the surrounding nature, rather than an enclosure,” Strauss said. “It’s a combination of love of modern design and the love of nature.”

If the property sells at the $65 million asking price, it could become the most expensive home in Marin, breaking the $47.5 million record set by the sale of the Belvedere mansion Locksley Hall in 2015, said Marin County Assessor Rich Benson.

There is another option, however. A potential buyer of the 135 Belvedere Avenue property could choose to pay $16.995 million for the land and the city-approved plans for the house as a “build-it-yourself” option rather than opting for the home to be built, saving just over $45 million.
